Imagine you’re looking to buy a new home

You’ve spent hours on realestate.com.au or domain.com.au and you’ve lined up with 20 other people weekend after weekend going from open home to open home. Now, as Saturday morning rolls around again, here you are heading to yet another of those open homes. You turn the corner into what could become your new neighbourhood – even, your new street. At first, you notice the open home sign out the front but then you catch a glimpse of what could be your future home.

Does it take your breath away? Does the little voice inside your head say ‘yes, this could be the one’? 

Fast forward a few minutes and you’re standing on the threshold of the door, giving your details to the real estate agent (again!). Exchanging friendly hellos and being handed a brochure on the property that could become yours. You take your first steps inside.

It’s now that your senses begin to create that first impression we talked about earlier. Sight and smell come first.

Perhaps, it smells beautifully scented like a Peter Alexander store or maybe freshly baked cookies give it a homely smell. You take it all in as you move from room to room with other potential buyers. 

Now, imagine if that experience was completely different. You rock up to an open home and the front lawn and garden are untidy. The house is dark, and smells musky and damp. The kitchen is cluttered, and you and other potential buyers are struggling to move around the house and each other. You notice paint chips and holes in the plaster.

Cobwebs in every corner and as you open up a wardrobe or linen cupboard to check for storage, it’s packed to the brim and about to bust out. We’re not even going to talk about the backyard with broken swingsets, dead lawn and dog poop everywhere. 

Two very different experiences. Ok, the latter might be a slight over-exaggeration but you get the point. The question is, which house sounds more appealing? Which one would you be more willing to put your best offer on in an attempt to outdo other buyers? We think we know the answer.
